Points of View Construction & Design undertook a full transformation of Exeter House – a ground-floor property in a private residential park in Putney. The project turned an outdated flat into a high-end, light-filled residence that sold within two months of completion. This case study explores the scope, execution, and impact of this bespoke renovation.

The approach centred around clever reconfiguration, use of modern finishes, and delivering exceptional value with minimal disruption.

Project Background

Located at Putney's Exeter House, SW15 3TQ, the original structure was in fair condition but underutilised in layout and lighting. Recognising the location’s market value and the structural potential of the flat, Points of View’s Director Mario Mastropietro initiated the redevelopment and completed it with the internal team.

The apartment’s layout was outdated, yet the site had valuable fundamentals: garden-facing views, spacious proportions, and good bones for restructuring.

Main Objectives

  • Relocate the boiler room to improve spatial flow
  • Extend corridors for better access
  • Convert dining into open-plan kitchen
  • Turn the kitchen into a third bedroom
  • Upgrade a powder room into a full bathroom

All works were delivered within the agreed six-month timeline with no cost overruns.

Vision and Objectives

The goal was to take a tired, undervalued space and unlock its hidden potential. The team aimed to enhance resale value by 40% while creating a desirable property that reflected comfort, simplicity, and contemporary living expectations in the Putney area.

Planning and Permissions

The development included several strategic internal changes: demolishing the existing boiler room and relocating it, extending the corridor for better flow, converting the dining room into a kitchen, and reworking other spaces into additional bedrooms and a full bathroom. All proposed changes were assessed and approved with minimal resistance, thanks to clear documentation and expert planning.

The location’s classification and straightforward building constraints enabled a quick sign-off on structural changes and reconfigurations.

Design and Layout

The updated layout focused on clarity, flow, and luxury touches. A long corridor connects a spacious living area with modern fireplace, three bedrooms (including one ensuite), a guest bathroom, and a bespoke kitchen. Storage areas were built in without interrupting the open feel.

Light brown laminate flooring was installed throughout to help diffuse natural light. The living room window was widened for better garden views, and tray ceilings were introduced to enhance atmosphere and provide subtle lighting features.

Timeline and Sale

The work began in July 2024 and concluded in February 2025. The flat was sold just two weeks after completion, reflecting its transformation and market desirability.

The tight 6-month timeline was fully respected, a testament to Points of View’s planning, skilled workforce, and precise execution. Every stage — from initial inspection to final handover — was managed in-house.
